Tenantdesk is a property-management portal for landlords with portfolios of 5–500 units — a segment AppFolio is too expensive for and a spreadsheet is too small for. It runs the full long-form rental lifecycle: applicant screening, lease signing, rent collection, maintenance work orders, and a tenant portal that means residents stop calling the office about a leaking sink.

What you get

Tenantdesk launches as a multi-tenant SaaS under the property manager’s brand. Properties and units are imported via CSV; existing leases attach to units; Stripe and Plaid are wired for rent collection. The first month runs in dual-mode (old + new) before cutting fully over.

A family office managing 180 single-family rentals across three states licensed Tenantdesk to escape a Buildium install they had outgrown but found surprisingly difficult to migrate off. The win after one quarter was the maintenance work-order flow: average resident-reported-issue to vendor-on-site time dropped from 6 days to 2 — most of that came from the tenant portal letting residents file with a photo instead of leaving voicemails.

What’s NOT included

  • Short-term / vacation rentals. That’s Rentyard.
  • Commercial property (retail, office) lease management. Out of scope; commercial CRE has different workflow assumptions.
  • HOA / condo association management. Possible as a paid customization, but not the out-of-the-box product.
  • In-house mortgage origination for owner-financing. Use Loanpath if owner-financing is part of the play.
